We are a formally private landlords who decided to build this offering after a frustrating and eye-opening experience: being taken to Tribunal by tenants we had housed in good faith, in well-maintained, above standard accommodation.
What began as an honest oversight in navigating an increasingly complex regulatory landscape turned into a costly and protracted legal process, pursued not by vulnerable tenants seeking justice, but by individuals who saw an opportunity to take advantage of a one-sided tribunal process to gain an easy financial windfall.
Through that experience, we learned just how vulnerable landlords can be - not just to shifting rules and regulations but to coordinated claims, retrospective accusations and legal strategies that can feel deeply one-sided.
We also discovered how difficult it is to share information within the landlord community, even when the same tenants move from one property to the next, leaving behind a trail of conflict, false accusations and bad-faith claims.
This website was built to help change that. Our goal is simple: to provide a service for landlords and their agents to find out if a prospective tenants have taken legal action through the Property Tribunal, against their former landlord.

This includes scanning through the thousands of decisions and related landlord-tenant disputes, that we have collected and collated, to identify whether a prospective tenant has previously brought a case against a former landlord.
In addition to official Tribunal data, our system cross-references names and aliases against multiple online sources, including reviews and case mentions on websites associated with the increasingly large number of 'ambulance chasing' no-win, no-fee firms, like: 'Justice for Tenants' and other similar organisations. This helps uncover patterns where tenants may have repeatedly pursued claims, even where full Tribunal documentation may not be publicly available.
